Location

The Mesa Verde neighborhood is bordered to the North by the 405 Freeway, to the East by Harbor Blvd, to the South by Adams Blvd and Fairview Park, and to the West by the Santa Ana river trail.

 

Driving through Mesa Verde, people are often struck by the quiet, winding streets and mature trees. There is a beauty and serenity throughout this area that is unlike anywhere else in Costa Mesa. Lots of the original families have family members who have returned to the neighborhood due to its classic appeal. There are plenty of neighborhood parks to enjoy recreational activities. The neighborhood is also home to the Mesa Verde Country Club, which is a prestigious golf course located on the western side of the city. Many people enjoy the easy access to the beach – there are several access points to the Santa Ana River Trail, which is just a 20 minute bike ride to shoreline of Huntington Beach. There is also a community library situated in the center of the neighborhood, which offers programs for children and has a quaint look set on a green lawn complete with flagpole.

 

 

Mesa Verde Businesses:

 

There are several great restaurants and coffee shops that residents frequent. Recently, many new restaurants moved in along Harbor Boulevard including In-N-Out, Five Guys Burgers and Fries, Sonic Burger and more. The recent surge of development is scheduled to continue through 2012 with the addition of a Fresh & Easy Market and other local convenience shops. Much of the businesses are located along Harbor Boulevard. The corner of Harbor & Adams is the location of the Mesa Verde Center which features a Vons Supermarket, Starbucks Coffee, CVS Pharmacy, Acapulco Restaurant and other shops. There is also a post office on Adams. Getting to John Wayne Airport is quite easy – just a 10 minute taxi ride. The newly opened SoCo Collection is a new mall just 5 minutes from Mesa Verde and it features cafes, furniture & décor showrooms and other specialty shops. Also just a few minutes away residents enjoy world class shopping at South Coast Plaza and Metro Pointe, which has a large movie theater. The Lab & The Camp, nicknamed The Anti-Mall, is a more edgy shopping center popular with hipsters. It is also just 5 minutes away. For golfers, there are 2 other golf courses (The Costa Mesa Golf Course & The Santa Ana Country Club) less than 10 minutes away. And whether you head out to Newport Beach or Huntington Beach, the beach is only a 10 minute drive as well.

Mesa Verde Tracts

Mesa Verde is comprised of many different builder tracts, but is commonly broken down into the following:

Iowa Street Townhomes – Mesa Verde Villas – There are about 150 townhomes here that were built in the early 1970s. They are located close to California Elementary School & Tewinkle Middle School. The condos are all 2-stories and generally have 2 bedrooms, one bath and attached 1-car garages. Each has a private patio and the end ‘D’ units have a side yard plus patio. There is a community pool and the association dues are a low $225/month.

 

Club House Townhomes – (45 homes) These condos are situated on Club House Drive and are near the Mesa Verde Country Club. They generally have 2-3 bedrooms, 2+ baths and attached 2-car garages. The community has a picturesque pool/spa area.

 

Longwood Greens – These 23 townhomes were built in 1980 and are a quick walk to shops and parks like Estancia Park and Fairview Park. They are at the corner of Adams and Placentia.

 

The State Streets – (450 homes) A small neighborhood of approximately 450 ranch style homes in the upper northwest corner of Mesa Verde. The streets are all named after the various states.

 

The Tree Streets – Mostly ranch style homes set between Baker and Adams. East of Mesa Verde Drive and West of Harbor. Close to the neighborhood library.

 

The Spice Streets – Collection of apartments and duplexes in Mesa Verde. Walk to Smallwood Park which has a playground, baseball and basketball. Easy walk to shopping and restaurants along Harbor.

 

The Island Streets – (489 homes) Located in the Loop area of Mesa Verde. The homes here range from sprawling ranches to traditional 2-story homes. Streets feature island names like Maui,Oahu and Bahama.

 

The Inner Loop (Island Streets) – Neighborhood set on the interior of Mesa Verde Drive that has mostly one story ranch style homes. This established neighborhood is one of Mesa Verde’s most desirable.

 

Balearic Park Area – (290 homes) Located by the Balearic Community Center and the Sepulveda Estancia Adobe historical site. This tract is also adjacent to the Santa Ana River Trail. This area features mostly two story traditional homes. Some of these homes border the Mesa Verde Country Club as well.

 

The Bird Streets (Upper & Lower) – The Lower Birds (350 homes) is the neighborhood West of Placentia and South of Adams that are down the hill leading to Huntington Beach. Many of these homes are two-stories or split levels, with some ranches as well. The area is known for being close to Fairview Park and the streets are appropriately named after birds.

 

The Upper Birds (304 homes) are on the streets East of Placentia and South of Adams. This exclusive neighborhood has some of the largest homes in Mesa Verde. The neighborhood winds along the Costa Mesa Golf Course. It is close to Fairview Park and an easy walk to the Mesa Verde Center as well.

 

Mesa Verde Collection – (68 homes) Built in 2001, this is Mesa Verde’s newest neighborhood. Is it a community that includes an association pool and playground area. The neighborhood is beautifully manicured and the homes are impressive in stature. The style back here would best be described as contemporary Southern California architecture. There is a monthly HOA fee for residents of $135/month.
